Job Purpose
The Facilities Maintenance Manager is responsible for planning, executing, and continuously improving maintenance activities for all semiconductor facility infrastructure and cleanroom support systems. This role ensures 24×7 reliability, safety, environmental compliance, and uptime of critical utilities and cleanroom systems that directly impact semiconductor yield and production continuity.
Core Responsibilities
Facilities & Cleanroom Maintenance Management
- Manage preventive, corrective, and emergency maintenance of cleanroom infrastructure and fab utility systems, including HVAC, exhaust, air compressors, process chillers, RO/DI water systems, UPW, wastewater treatment, electrical system, Bulk & Specialty Gas system, gas cabinets, gas panels, and chemical fume hoods, Chemical Management.
- Ensure environmental parameters (temperature, humidity, differential pressure) remain within semiconductor cleanroom specifications through routine inspections and system tuning.
- Own facility incident response and serve as first responder for site-wide facilities events.
Preventive Maintenance & Reliability
- Develop, complete, and continuously improve Preventive Maintenance Systems (PMS) with daily, weekly, monthly, quarterly, and annual schedules for all facilities and utility assets.
- Work with system engineers and equipment owners to define maintenance SOPs, task scopes, tools, and time standards.
- Track performance metrics to identify early failure indicators such as pressure drops, temperature excursions, voltage trends, and filter degradation.
Troubleshooting & Incident Response
- Lead rapid response to facility alarms, equipment failures, and cleanroom excursions impacting production.
- Diagnose mechanical, electrical, HVAC, and control system issues and coordinate internal and external resources to restore operations.
- Participate in on-call or shift-based support for gas life safety systems, fire alarms, and critical facility alarms.
EHSS & Regulatory Compliance
- Ensure compliance with EHSS, environmental regulations, hazardous gas handling, chemical safety, and waste disposal requirements applicable to semiconductor fabs.
- Enforce strict cleanroom protocols for material handling, servicing, waste containment, and documentation.
- Support audits, inspections, and corrective actions related to facility maintenance activities.
Team Leadership & Vendor Management
- Lead and develop facilities maintenance technicians and contractors, including task assignments, training, and performance monitoring.
- Manage external vendors handling HVAC, utilities, Electrical System, chemical, gas, and specialty maintenance services, ensuring SLA compliance.
Documentation & CMMS
- Leverage artificial intelligence to maintain accurate maintenance records, SOPs, calibration logs, permits, and compliance documentation.
- Use generative AI to apply CMMS to plan work orders, manage spare parts, track history, and analyze maintenance performance.
Qualifications & Experience
Required
- Bachelor's degree or diploma in Mechanical, Electrical, Chemical Engineering, or equivalent experience.
- 15-20+ years of experience in facilities or cleanroom maintenance within semiconductor or high-tech manufacturing environments.
- Strong hands-on knowledge of HVAC, UPW, wastewater, Electrical Systems, compressed air, gas and chemical systems, and cleanroom infrastructure.
Preferred
- Experience in 24×7 fab operations.
- Familiarity with hazardous gases (toxic, corrosive, flammable, pyrophoric) and chemical waste management.
- Certifications in HVAC, refrigeration, electrical safety, or EHS.
