What you’ll be doing
As a member of CIBC’s Enterprise Real Estate Program Management team, the Senior Program Manager will be a seasoned expert responsible for guiding the project team in the delivery of highly complex projects from end to end including initiation, requirement gathering, design, construction, testing, financial reporting, implementation and closure. The role works with minimal direction on complex projects, providing expert level knowledge of project management principles, standards, and business consulting through considerable project delivery experience. The Senior Project Manager uses significant latitude to control projects, conduct status reviews, provide business guidance, identify any deviations to the project plan, and recommend corrective action to mitigate potential issues. The role analyzes situations and data to prepare and deliver executive level presentations to keep management informed of project status, changes, and milestone achievements.
This role will involve and impact several departments and will require the management and integration of many deliverables and dependencies, both within and outside Enterprise Real Estate.

Work outside of standard business hours (occasional evenings & weekends) is expected, due to the geographical area of the business being supported. Work may be required on construction sites and travel may be required.
How you’ll succeed
- Program & Project Management – Outline project goals, terms of reference, resource requirements, plan, costs, execute, control and close programs / projects within corporate premises, retail, data and processing centers. Apply subject matter expertise and incorporate project /program management standards, assess the efficiency of the practices and processes used and ensure they meet CIBC’s standards, policies, and procedures and provide guidance that will continuously improve the project plan.
- Reporting - Provide clear, timely and accurate reporting of financials (estimates & forecasts) and status to various stakeholders within the organization.
- Issue/Risk Management - Proactively identify and manage issues/risks that impact objectives, schedules and/or financials, propose mitigation solutions and obtain stakeholder buy-in. Manage constraints and dependencies by implementing mitigation strategies; escalate as appropriate. Monitor milestones; ensure they’re completed according to timelines and budgets.
- Resilient and Flexible: Ability to navigate obstacles effectively, bounce back with challenges. Execute a project plan that strikes the right balance between budget, time, and risk.
- Stakeholder Management – Be a proactive and trusted partner who provides advice, anticipates needs, and responds with sense of urgency and positive action. Effectively manage expectations, build relationships and communicate to a broad audience including senior management and executive leaders (VP and above).
- Leadership – Take ownership and lead by example assisting the team to set standards and improve overall collaboration, efficiencies, and performance. Consistently take initiative and produce a high volume of quality work no matter the challenge thrown your way. You do so in a manner that requires minimal guidance. As a senior member of the team, you embrace the principles of continuous improvement and proactively play a change agent role demonstrating your motivation to see the larger team succeed through training and mentoring colleagues.
- Collaboration – Ability to work with a variety of individuals and groups in a constructive and collaborative manner. Develop trusted working relationships and lead teams of internal & external stakeholders and vendor partners in meeting objectives. Define clear deliverables, roles and responsibilities and ensuring all project team members are working towards established objectives.
- Real Estate Knowledge- Support development of business cases (cost, schedule, scope, risk assessment) and leasing requirements (landlord scope). Integration of CIBC architecture & design, transaction management, supplier management in project delivery. Decision authority on bid methodology, contract scope, project delivery strategy and contractor negotiations. Validation of construction documents to ensure alignment with design intent (standards, brand, specifications, business requirements) in partnership with other stakeholders.

- You can demonstrate 5+ years of experience in Program/ Project Management, especially within an Enterprise Real Estate function. It is an asset if you have your PMP or Six Sigma designations and strong understanding of Agile methodologies.
